Where to Invest in Indianapolis: Decatur Township

We’re nearing the end of our deep dive into the 9 Marion County Townships in Indianapolis.

The smallest in both geographic size and population, Decatur Township, is located in the southwest corner of the county. 

In the 1820s, it was predominantly settled by Quakers from South Carolina. Decatur Outline

For its small size and rural feel, Decatur has a pretty big claim to fame. It’s the site of the Indianapolis International Airport. 

AmeriPlex, one of the largest industrial parks in the state, is also located there. 

As of 2017, the population consisted of 34,297 people with a median age of 32.8 according to the Census Bureau.

86.2% of the population is Caucasian and the median household income is $54,005.

According to Niche, the median home value is $110,900 (compared to the national average of $184,700) and the median monthly rent is $845 (compared to the national average of $949).

Decatur Township Schools

Niche gives the Metropolitan School District of Decatur Township an overall grade of a C. 

It’s comprised of 6,477 students with a student-teacher ratio of 19-1. 

Out of 294 schools across the state of Indiana, it was ranked 48 for best school district and 118 for safest school district. 

The average graduation rate is 84%. 

Decatur Township Crime Rates

On a scale of 1 to 100 with 1 being low crime and 100 being high crime, Decatur was ranked a 17.1 for violent crime and a 51.1 for property crime. 

The national average for violent crime is 22.7 and 35.4 for property crime. 

Conclusion

Decatur Township is probably best summed up as a blue collar area. 

As a smaller township, you’re going to have less of a tenant pool to choose from. 

However, the ratio of home values to average rents can make Decatur Township a good cash flow play. 

The less desirable school district can present a challenge as a rental property owner, but both property and violent crime is relatively low. Especially compared to some of the other townships we’ve discussed such as Warren or Center Township.
