We highly encourage you to verify the list of our rental requirements before submitting your application. By doing so, your application has the potential to be processed faster.

Please note the following:

If you are not comfortable with anything listed below, please do not apply.

  • Application fees are non-refundable.
  • Verify our Pet Policy to ensure your pet does not fall in the restricted breed list (if applicable).
  • All income must be verified using Verifast. The link will be emailed to you after your application is completed.
  • Other applications may exist for the property you are applying for. The most qualified application will be approved.

Rental Requirements:

  • Application fee of $70 is required for any occupant 18 years of age or older. A $3 credit card processing fee will also be charged. (Applications cannot be processed until the fee is paid)
  • Minimum credit score of 580 is required. Any amount below 580 will disqualify the application.”  
  • Move in dates must occur within 14 days of application approval.
  • Income must be 2.5 times (net income) the monthly rent in order to qualify. (If we cannot verify income, a co-signer will be required)
  • Any bankruptcies must be fully discharged in order to qualify
  • Previous rental history will need to be verified. More than 5 late payments per year, any unpaid rental debt or an eviction within the last 5 years will disqualify the application.
  • Background checks will be conducted. Any applicant with a felony conviction within the past 7 years will be denied. Landlord reserves the right to deny an application for any felonies regardless of conviction date, related to convictions of fraud, theft, distribution of controlled substances, assault, battery, violent crimes, crimes involving children, or if the applicant has ever been convicted of a sex crime.

Frequently Asked Questions

Applications are good for 30 days after we begin processing. After those 30 days, you will be required to submit a new application.

The application process takes approximately 2-3 business days if all required documentation is submitted in a timely manner. Upon applying, you will be emailed a link, so you can check the status of your application.

Our income verification eliminates the need for paystubs or bank statements. Please see the link below for more information on how we verify your income using Verifast.

Applicants will need a co-signer if the income doesn’t meet our requirements or if the applicant has no credit score. T&H Realty will also notify you if you need a co-signer after verifying your income. The co-signer must have a credit score of at least 680 with no late rent/mortgage payments, no collection accounts, or no tax liens. Co-signers must also make at least 3.5 times (net income) the monthly rent.

If you just started your job or have an offer, we will require a signed job offer letter or an employment verification from your Human Resources Department.

If you are self-employed, we will require a copy of your latest tax return. Income verification will be required using Verifast.

If  credit score is between 580-669 the deposit will be 2xs the amount of rent. If the credit score is 670 or above the deposit will be 1xs the amount of rent.  Pending all other requirements have been met. 

Once you are approved, the Property Manager will need up to 3 business days to walk the home and ensure everything is ready for you to move-in.
