Rental Requirements

 

 

Application Guideline and Fees

  • How Much is the Application Fee?

    An application fee of $65 is required for any occupant 18 years of age or older. A $3 credit card processing fee will also be charged. The application fee is non-refundable.  Applications will not be processed until the application fee is paid.

  • How long does the application process take?

    It takes approximately 2-3 business days to process applications assuming you submit all required documentation in a timely manner. 

    Upon applying, you will be emailed a link so you can check the status of your application.

  • Who Need to Apply?

    All occupants 18 years of age or older must apply and pay the application fee. The application will not be processed until all applicants have applied.

 

Evictions and Bankruptcy

  • Do You Accept Evictions?

    Applicants will be denied for any unpaid rental debt or an eviction within the last 5 years. 

  • What if I have Filed Bankruptcy?

    All bankruptcies must be fully discharged in order to qualify.

    If you have documentation stating a bankruptcy has been discharged, please upload it with your application. 

 

Income Requirements

  • How Much Money Do I Need to Make?

    Applicants are required to make at least 3 times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month.) All verifiable household income will be considered.

     

  • What if I Don't Meet the Income Requirement?

    If applicant fails to meet  income requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer OR agrees to pay the lease in full, pay a double deposit, and passes our standard background checks. 
  • What If I Need a Co-Signer?

    For applications that require co-signers, the co-signers must have a credit score of at least 650 with no late rent/mortgage payments, no collection accounts or no tax liens. Co-signers must also make at least 4 times the monthly rent.

  • What Income Verification Do I Need to Submit with My Application?

    We will need your two most recent pay stubs and also accept social security, disability, pension, and any other verifiable income. 

    Note: We may accept offer or award letters, but it is not guaranteed. 

 

Credit Requirements

  • What Credit Score Do I Need to Have?

    We pull credit reports from Equifax only. 

    Applicants with credit scores between 550-649 will be considered but at a higher deposit or required to provide a co-signer.

    Applicants with credit scores below 550 will be denied, unless a co-signer is obtained, or the applicant elects for our "Pay in Full Option."
  • What if I Don't Meet the Credit Score Requirement?

    If applicant fails to meet  credit score requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer OR agrees to pay the lease in full, pay a double deposit, and passes our standard background checks.

Background Checks

  • Do you Conduct a Criminal Background Check?

    A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years or if they have ever been convicted of a sex crime.

 

Security Deposit

  • How Much Will My Security Deposit Be?

    We use a risk-based deposit model. In some cases, we will ask for a higher deposit (up to 2 month's rent) depending on a number of factors detailed in our rental requirements. The Security Deposit will never be less than one month's rent.

Landlord References

  • Do I Need Prior Rental History?

    Applicant must have minimum of 2 years of positive rental history.  

    Additional deposit may be required if:

    • Late payments are reported
    • Applicant does not meet the above requirement
 

Pay In Full Option

  • Can I Pay the Entire Lease Up Front?

    If applicant fails to meet either income or credit score requirements, we may still be able to obtain an approval if the applicant agrees to pay the lease in full, pay a double deposit and passes our standard background checks.
