Rental Requirements

Application Guideline and Fees

  • How Much is the Application Fee?

    An application fee of $65 is required for any occupant 18 years of age or older. A $3 credit card processing fee will also be charged. The application fee is non-refundable.  Applications will not be processed until the application fee is paid.

  • How long does the application process take?

    Update 3/8/2021 - Due to a heavy demand, applications may take up to 5 days to process. We appreciate your patience.

    It takes approximately 2-3 business days to process applications assuming you submit all required documentation in a timely manner. 

    Upon applying, you will be emailed a link so you can check the status of your application.

  • Who Needs to Apply?

    All occupants 18 years of age or older must apply and pay the application fee. The application will not be processed until all applicants have applied.

  • How Long is My Application Valid?

    Applications are valid for 30 days from the date we begin processing. If you want to be considered for a home more than 30 days from your initial application date, additional fees and documentation may be required.

 

Evictions and Bankruptcy

  • Do You Accept Evictions?

    Applicants will be denied for any unpaid rental debt or an eviction within the last 5 years. 

  • What if I have Filed Bankruptcy?

    All bankruptcies must be fully discharged in order to qualify.

    If you have documentation stating a bankruptcy has been discharged, please upload it with your application. 

 

Income Requirements

  • How Much Money Do I Need to Make?

    Applicants are required to make at least 2.5 times (net income) the monthly rent. For example, the net household income for a $1,000 rental home, must be at least $2,500.  Income will be verified by Closing Docs. As part of this process, applicants are required to temporarily link their bank accounts to Closing Docs in order to verify income. Please do not apply if you cannot prove income using your linked bank account. 

  • What if I Don't Meet the Income Requirement?

    If applicant fails to meet  income requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer AND meets all other requirements. 
  • What If I Need a Co-Signer?

    For applications that require co-signers, the co-signers must have a credit score of at least 650 with no late rent/mortgage payments, no collection accounts or no tax liens. Co-signers must also make at least 3.5 times (net income) the monthly rent. Income will be verified by Closing Docs. As part of this process, applicants are required to temporarily link their bank accounts to Closing Docs in order to verify income. Please do not apply if you cannot prove income using your linked bank account.

Credit Requirements

  • What Credit Score Do I Need to Have?

    We pull credit reports from Equifax only. 

    Applicants with credit scores between 550-649 will be considered but at a higher deposit or required to provide a co-signer.

    Applicants with credit scores below 550 will be denied, unless a co-signer is obtained.
  • What if I Don't Meet the Credit Score Requirement?

    If applicant fails to meet  credit score requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer and passes our standard background checks. 

 

Background Checks

  • Do you Conduct a Criminal Background Check?

    A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years or if they have ever been convicted of a sex crime.

 

Security Deposit

  • How Much Will My Security Deposit Be?

    We use a risk-based deposit model. In some cases, we will ask for a higher deposit (up to 2 month's rent) depending on a number of factors detailed in our rental requirements. The Security Deposit will never be less than one month's rent.

Self-Employed Individuals

  • What Documentation Do I Need to Provide if I'm Self-Employed?

    Income will be verified by Closing Docs. As part of this process, applicants are required to temporarily link their bank accounts to Closing Docs in order to verify income. Please do not apply if you cannot prove income using your linked bank account. 

    In some cases, we may require tax return(s) covering at least 1 year of business history.

 

Landlord References

  • Do I Need Prior Rental History?

    Applicant must have minimum of 2 years of positive rental history.  

    Additional deposit may be required if:

    • Late payments are reported
    • Applicant does not meet the above requirement
 

Co-Signer Scenarios

  • When Do I Need a Co-Signer?

    1. If your income doesn't meet our requirements. (See Income section for more details.)

    2. If your credit score doesn't meet our requirements. (See Credit section for more details.)

    3. If you have less than 2 years of positive rental history. (See Landlord References section for more details.)

    *Please Note: Only ONE co-signer per household is permitted.*
