An application fee of $65 is required for any occupant 18 years of age or older. A $3 credit card processing fee will also be charged. The application fee is non-refundable. Applications will not be processed until the application fee is paid.
It takes approximately 2-3 business days to process applications assuming you submit all required documentation in a timely manner.

Applicants are required to make at least 3 times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month.) All verifiable household income will be considered.
For applications that require co-signers, the co-signers must have a credit score of at least 650 with no late rent/mortgage payments, no collection accounts or no tax liens. Co-signers must also make at least 4 times the monthly rent.
We will need your two most recent pay stubs and also accept social security, disability, pension, and any other verifiable income.

Applicants with credit scores between 550-649 will be considered but at a higher deposit or required to provide a co-signer.
Applicants with credit scores below 550 will be denied, unless a co-signer is obtained, or the applicant elects for our "Pay in Full Option."If applicant fails to meet credit score requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer OR agrees to pay the lease in full, pay a double deposit, and passes our standard background checks.

A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years or if they have ever been convicted of a sex crime.
We use a risk-based deposit model. In some cases, we will ask for a higher deposit (up to 2 month's rent) depending on a number of factors detailed in our rental requirements. The Security Deposit will never be less than one month's rent.
Once approved, the Property Manager will need 5 business days to walk the home and ensure everything is ready to go.
Applicants are required to take possession of the home within 30 days of applying.
