APPLICATION GUIDELINES AND FEES
An application fee of $70 is required for any occupant 18 years of age or older. A $3 credit card processing fee will also be charged. The application fee is non-refundable. Applications will not be processed until the application fee is paid.

It takes approximately 2-3 business days to process applications assuming you submit all required documentation in a timely manner.
Upon applying, you will be emailed a link so you can check the status of your application.

Applications are valid for 30 days from the date we begin processing. If you want to be considered for a home more than 30 days from your initial application date, additional fees and documentation may be required.

INCOME REQUIREMENTS
Applicants are required to make at least 2.5 times (net, income) the monthly rent. For example, the net household income for a $1,000 rental home, must be at least $2,500. Income will be verified by Closing Docs. As part of this process, applicants are required to temporarily link their bank accounts to Closing Docs in order to verify income. Only recurring income will be considered.
If applicant fails to meet income requirements, we may still be able to obtain an approval if the applicant can obtain a co-signer AND meets all other requirements.
For applications that require co-signers, the co-signers must have a credit score of at least 680 with no late rent/mortgage payments, no collection accounts or no tax liens. Co-signers must also make at least 3.5 times (net income) the monthly rent. Income will be verified by Closing Docs. In some cases, we may require tax return(s) covering at least 1 year of business history.
If you have not been in business for at least one year, a co-signer is required.
LANDLORD REFERENCES
Applicants will be denied for any unpaid rental debt or an eviction within the last 5 years.
We must be able to verify residency history for at least the past two years. In addition, Applicant cannot have any negative reported rental history in the past 5 years.
Additional deposit may be required if: Late payments are reported or if applicant does not meet the above requirement
CREDIT REQUIREMENTS
Applicants with a credit score of 580-669 will be considered with a possible security deposit equaling two to three month’s rent.
All bankruptcies must be fully discharged in order to qualify. If you have documentation stating a bankruptcy has been discharged, please upload it with your application.
POSSESSION
Once approved, the Property Manager will need 7 business days to walk the home and ensure everything is ready to go.
Applicants are required to take possession of the home within 30 days of applying.
SECURITY DEPOSIT
We use a risk-based deposit model. In some cases, we will ask for a higher deposit (up to 3 month’s rent) depending on a number of factors detailed in our rental requirements. The Security Deposit will never be less than two month’s rent.

BACKGROUND CHECKS
A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years, any pending felony charge, or if the applicant has ever been convicted of a sex crime.
