A question that we hear all the time from Buyers is, “Should I have a home inspection?” As a licensed Realtor, I always advise clients to have a home inspection. I recommend having a home inspection regardless if this is your first time buying a home or you are buying the property as an investment home. Without an inspection, you would have no clear way of knowing if everything is working properly and is up to code.
There are two main benefits to having a home inspection done.
Benefits of a Home Inspection
1) Peace of Mind: The first main benefit to a home inspection is to help give you a peace of mind. During your initial walk through, you probably only looked at the house, room sizes, appliances and other cosmetic things. But you didn’t climb on the roof, go in the attic, or go in the crawl space. These are all things the home inspector will do for you. When the inspection is complete, you will get a full copy of the inspection report.
2) Inspection Response: The second main benefit to having a home inspection done is that it will work in your advantage during the inspection response process. Most sellers won’t make repairs on the house unless you have a licensed inspection company inspect the property and provide a written inspection report. Once you get the inspection report in your hand, you can sit down with your agent and look at each item to determine which items you feel are in need of repair before the closing.
Other Home Inspection Considerations
You’ll want to contact your agent to get a few recommended inspection companies. You’ll want to call around and check on pricing and find a company that fits your needs. Typically, you should have a regular home inspection, radon test, and a termite inspection done on the property. You should be able to find one licensed company that can do all three of those types of inspections.
As you can see, having a home inspection has many benefits, and I highly recommend having one done on each home that you purchase.
