Inside T&H: Using Tenant Turner To Rent Your Home Faster

*This blog is intended for Clients and Prospective Clients to further understand the Tenant Turner Self-Showing System and how we utilize it to benefit our Owner Clients.*

Self-showing services are one of many helpful technologies that have come to the forefront of the rental property industry in the last few years. Simply put, these services have changed the game when it comes to showing rentals.

In the not-so-distant past, we had multiple Showing Agents booked all day long with showings around Central Indiana. We also employed part-time Agents to show evenings and weekends. If the prospect showed up 75% of the time, it was considered a success.

In addition, our Office Staff spent hours and hours each day on the phone, pre-qualifying prospects and scheduling those Agents.

Clearly, it was an expensive and, frankly, inefficient system.

So, we have decided to implement a self-showing service called Tenant Turner.

What Is Tenant Turner?

Tenant Turner is a software that helps our Property Managers when it comes to showing homes.

With this self-showing system, Renters are able to schedule a showing of a home directly from our website without any assistance from our staff.

The automated system takes the Renters through the entire process of scheduling a showing including verifying their identity, ensuring they meet our basic rental requirements, and sending them the information needed to enter the home using a lockbox.

Is Tenant Turner Safe?

I know what you may be thinking, “random strangers on my property alone???”

Let me assure you that Tenant Turner has precautions in place to protect your asset.

Tenant Turner is well prepared to prevent scammers by requiring Renters to meet qualifications and verify information along with other preventative measures.

Once a Renter shows interest in viewing a property, Tenant Turner will require them to do the following:

  • Meet our basic requirements for possible Residents
  • Provide a government-issued ID that will be checked for facial detection

From there, Tenant Turner will:

  • Use a third-party fraud detection tool to verify the email, phone, and IP address to ensure there isn’t any fraudulent behavior
  • Verify that a cell phone carrier is connected to the phone number the Renter provided
  • Provide a one-time use code for the rental which will only be available for the day the Renter is scheduled. The code will then be deactivated 2 hours after the Renter used the code

If there is any fraudulent behavior from a scammer, Tenant Turner will notify the parties involved including the Owner and any Renters included with the rental property. They also have other safeguards in place to ensure the safety of the property and all individuals involved in that property.

How Tenant Turner Keeps You Informed

When we take over management of your property, we view the home and take pictures before putting it on the market using the Tenant Turner software.

Reports are provided by Tenant Turner that includes leasing metrics and feedback from Renters after they view a rental.

T&H Realty will provide these reports to you, so you can have a well-rounded understanding of how your home is performing in the market and offers a quick and efficient way for you to stay informed.

How Tenant Turner Gets Your Home Rented Faster

The automated showing option that Tenant Turner provides is not the only benefit that helps your home rent faster.

It also offers a Wait List.

Now, usually, waitlists have a negative connotation, but in this case, it’s a mechanism that will allow us to basically create a fan base for your home. Here’s how it works.

Let’s say you sign your property over to use, but it needs a little make-ready work and can’t be shown. After we evaluate it, we can turn the Wait List ON to let Tenant Turner know that the property can be shown on our website, but that it is not yet available to view.

Although the Renters won’t be able to request a viewing, they will still be able to prequalify to view when the property is ready.

Once the property is ready to go, we can then turn the Wait List OFF and an email will be sent to any Renters who qualified within the last 14 days where they will have the option to schedule a viewing.

How We Use Tenant Turner To Interact With Prospective Applicants

Notifications are another useful benefit that Tenant Turner offers. Our property managers are notified whenever a Renter is/has:

  • Qualified based on the questions we have preset
  • Disqualified based on requirements and questions provided
  • Pending due to inquiring about a property, but not yet answered pre-qualifying questions
  • Requesting to view a property
  • Accessed/viewed a property
  • Shared feedback

Because of these notifications, we are able to respond to the Renter depending on the notification we receive.

Automatic Notifications: Tenant Turner provides automatic notifications to Renters as well as notifications our Property Managers receive.

For instance, the notifications based on the Wait List will provide a Renter a notification when the property is ready to review.

Another notification a Renter will receive is a confirmation of the viewing. They will be sent an email asking them to confirm the scheduled viewing 24 hours before to ensure they are still available to view the property.

If there is a change in price, Tenant Turner will automatically notify any Renter who’s interested in the property and has qualified within the last 14 days that there has been a price change.

Note: The price change has to be a reduction of at least 5%.

Responses based on Feedback: If a Renter has shared feedback with us, we can respond accordingly. For example:

  • If someone has an issue with the cleanliness of the home, we will let them know that it will be professionally cleaned before move-in, encourage them to apply, and provide a link directly to the home-specific application.
  • If someone says they would like to apply, we let them know how excited we are that they are interested, and again, provide a link to the home-specific application.

Whether the feedback is positive or negative, we will reach out to every single prospect that views your home and respond accordingly.

Tenant Turner allows us to stay in the forefront of prospects’ minds, which is invaluable in this market where renters have a lot of options.
