Eviction protection

While we make every effort possible to thoroughly screen our Tenants and go the extra mile to minimize any potential risk, sometimes an eviction is just inevitable.

An initially well-qualified Renter could fall into any number of hardships such as loss of a job, a death in the family, divorce, etc. causing missed payments or other lease violations.

A typical eviction can cost you between $1,000 – $2,000 in legal fees alone, which can put a significant strain on your bottom line.

What is the Eviction Protection Program?

Our Eviction Protection Plan (EPP) is an added service we offer our Clients as a means of mitigating some of the financial burden in case of an eviction, and is integrated into our premium pricing plans.

The goal is to provide Owners with peace of mind knowing they don’t have to stress about the costs of an unexpected eviction.

Who is Eligible for Eviction Protection?

All Clients with new Tenants, who were placed by T&H Realty Services, are eligible for the program.

This program is not available to Owners whose homes have been leased by another company or individual.

What is Covered Under the Eviction Protection Program?

If you are enrolled in our program, we will assume the up-front financial burden of the eviction. T&H Realty will pay the following costs in the event we must evict a Tenant:

  • Eviction Filing Fees
  • Attorney Fees
  • Court Costs
  • Broker Representation Fees

What is Not Covered Under the Eviction Protection Program?

Unfortunately, the eviction process can incur indirect costs which we will not be able to cover. The following will still be the Owner’s responsibility:

  • Forced move-out (very rare)
  • Property damage
  • Lost rents
  • Damages hearing (if required)
