I understand the initial confusion.

Fair Housing laws are extensive, and violations don't require bad intentions. When you choose between applicants, even with the best motivations, you may be making a decision influenced by factors that are legally protected: familial status, national origin, disability, religion, sex, race, and more. Indiana adds additional protected classes beyond the federal standard.

You don't have to mean to discriminate for a complaint to be filed against you. The mere act of selecting between qualified applicants opens the door to scrutiny. What did you base your decision on? Can you prove it was objective? Do you have documentation?

You will, inevitably, scroll social media in search of your candidates. You'll visit their Facebook page, see where they work, make summary judgments without even realizing it.

Back when we allowed this, we literally had a Client deny a prospect because their Facebook page showed them with a beer in their hand, which translated into "big partier" in the Client's mind.

We look at credit scores, income-to-rent ratios, verified rental history, court eviction records, background checks, and landlord references. We evaluate the file, and that objectivity is what protects you from a costly mistake.
