Pre-Leasing Evaluation
We will provide you with a report and any anticipated costs after doing a walk through evaluation and Comparative Market Analysis (CMA) of your property.
Marketing
No one markets properties like we do in Central Indiana. We utilize a full-service marketing plan to help your property be seen on dozens of websites and applications including the Premium Zillow Placement Feature.
Tenant Screening
Having a difficult Tenant is every rental Owner’s nightmare, which is why we provide a thorough screening. Our process is so effective that we evict less than 1% of our Tenants annually.
Move-in Coordination
After fully vetting applicants, we ensure the Lease is signed, documents are submitted, and funds are paid. We also conduct a walk-through and put together a comprehensive report that is shared with you, the Owner, and the Tenant.
Maintenance
Unfortunately, problems are going to occur, which is why we have a network of Vendor’s who are highly qualified to solve almost every issue that arises. T&H even has preventative maintenance programs and a list of contractors for emergency situations.
Accounting
Our state of the art software allows you to view multiple reports, maintenance issues, and check status of rental payments. We’ve even set up a paperless system, so your funds will be electronically distributed to your account.
Move-out Coordination
After a Tenant vacates, we handle the turnover process as well as create a comprehensive report for you to review once we visit the property.
Evictions
Although, it is rare (less than 1%) that we evict a Tenant, it does happen. And, we are more than capable of handling the process including recovering any money the Tenant still owes after vacating.
Real Estate Brokerage
Not only can we help you manage your property, as a licensed real estate office, we can also help you find and purchase properties or help you sell your assets. We do the market analysis for you and help you find the best options.
Project Management
When you buy or sell a property, there might be some repairs and projects that need to be completed. We have you covered! Our project managers will review inspection reports, prepare scopes of work, and oversee the repair process.

We Make Sure We’re A Good Fit!
Although we would love to have you as a Client, we understand T&H isn’t for everyone. We ensure that all of our Client’s meet our requirements and that we meet all of yours before working together.
Our Guarantees
Maintenance Guarantee
Any repair our internal technicians or preferred Vendors perform will have a 90-day guarantee.
Placement Guarantee
If any Tenant that we place fails within the first 6 months of occupancy, we will waive the leasing fee for the next approved lease.
Exceptions include those Tenants who sign our Lease Break Policy or Military Transfers.
Marketing Guarantee
If after fully marketing a home, we fail to sign a lease within 30 days, we will discount our leasing fee by 10%.
To qualify for the guarantee, the Client must agree to our pet policy, suggested rent rate and the property must be available to be shown on our self-showing service.
Happiness Guarantee
After placement of a Tenant, either party can terminate the contract with a 30-day notice
We will charge a $99 transfer fee for each property if the Client decides to terminate after placement of Tenant and $500 for services rendered along with any outstanding bills if Client terminates before placement of Tenant.

Not necessarily. Many people can manage their own properties very well on their own. However, having a property manager can bring you peace of mind, increase your bottom line, and can be a great investment partner. If you realize that you don’t have enough time, don’t have the knowledge to cover legal concerns or market your properties, and have a lack of contractors and vendors to help with maintenance, then it might be time to consider hiring a Property Manager.
The standard things to consider are pricing, fees, and services. A few characteristics we believe are important is experience, staff size, communication, maintenance protocols, and if they have or still own rental real estate. When it comes down to it, it is about which company makes you feel the most comfortable.
Yes and no. Similar to almost any company, you will see bad reviews that don’t relate to experiences that you will have. However, if you see a company with hundreds of negative reviews, then it is more than likely not going to be a company you want to work with.
