Tenant Benefits Package
As a Tenant of T&H Realty Services, you are automatically enrolled into our Tenant Benefits Package when you sign a Lease with us.
This program is designed to save you time, headache and, hopefully, money.
For a flat monthly fee of $30, you will receive the following benefits:
- Renters Insurance
We require all Tenants to carry Renters Insurance for the term of the Lease Agreement. We understand that it can be a hassle shopping around, getting quotes, filling out forms, and trying to figure out what amounts of coverage you need.
So, we've simplified the process by including you as an additional insured under our Master Renters Insurance policy.
- $100,000 in Liability Coverage
- $20,000 Personal Possessions Coverage
- Up to $3,000 in Additional Living Expenses
- $500 deductible (Tenant responsibility)
- Quarterly HVAC Filter Delivery
Changing HVAC filters every 3 months is another requirement that you agree to when you sign our Lease.
With this package, you will receive the filter you need directly mailed to your residence every 90 days. All you have to do is switch it out.
No more inconvenient drives to the hardware store or guessing which filter is right for your system. Routinely changing your filter keeps your air cleaner and energy bills lower - as much as 15% in some cases.

- Access to 24-Hour Emergency Line
You will have access to a live person 24/7 for any emergency maintenance issues.
- Access to Tenant Portal
You will have access to an online portal where you can view your Lease, pay your rent, submit maintenance requests and message our office.
- Free Online Recurring Payments
With this feature, you can set up FREE recurring payments to automatically deduct your rent payment and other charges from your preferred payment account, on the day of the month that you choose.
