HIGHLY RECOMMENDED SERVICES
Your HVAC system is one of the most expensive components of your investment. Having your system serviced twice a year – once in the spring and once in the fall – is crucial to prolonging its useful life and preventing major breakdowns.
We recommend EVERY property Owner sign up for this service.
Estimated Cost: $220 per year
We recommend this service on almost all of our Client’s homes.
Gutters can essentially become trap basins that may clog fairly easily. Clogged gutters can cause a plethora of issues, proper draining on your property is essential. This one is a must!
Estimated Cost: $115-$140
Build up of dryer lint can be a huge fire hazard.
Having your dryer serviced once a year will not only reduce your liability, but also help extend the life of the dryer.
Estimated Cost: $140 per year
IF your home has a fireplace then there really is no question you need this service. A fireplace is a really nice amenity that people use. Protect your asset and get it cleaned and checked periodically to reduce fire hazards!

Included in Platinum Plan.
As your property manager, it’s important that we make sure your tenant is taking care of your property and that they are acting in accordance with our lease. We do this once a year already, but even Santa checks his list twice!
Cost: $125 per additional visit
Included in Platinum Plan. Only properties with Tenants that T&H has placed are eligible.

Cost: $14.95 per month, per property
Who doesn’t love the look of a dandelion/weed farm? The curb appeal and your grounds are the first thing your renters see when they pull up to the house; let’s make sure it looks magnificent!
Estimated Cost – $50-$150 per visit
Nothing like the smell of fresh mulch – not to mention the look! Keep your residents proud and your home looking fresh!
Estimated Cost – Varies by yard
These are pricey to repair/replace – make sure you get the system tested and managed properly each year to avoid costly repairs!
Includes start-up, backflow test, and closing the system.
Estimated Cost: $250
Duct cleaning can promote the overall health of the home.
This is a one time service that includes a comprehensive check and cleaning of your air ducts.
