Indiana is suffering from surging unemployment claims and general economic unrest. We are not unlike most other cities throughout the United States and World.
Indiana is currently in Stage 4.5 of its 5-stage re-opening plan. Details about this plan are below.

Absolutely. While our Office building is closed to the public, our entire Staff is working. Due to an expected increase in questions and concerns, our response time may be slightly slower than normal, but we do commit to performing our essential duties.
Yes, maintenance is occurring, and our staff is taking all necessary precautions while entering occupied homes.
Indiana’s economy, like everywhere else in the world, has been hit very hard. We do expect some Tenants to not be able to pay rent. Generally, we will follow our normal processes for rent collection. For those Tenants who have been affected by COVID-19, we plan to offer partial payments, waive late fees and establish payment plans.
Keep in mind that rent is not due until the 1st, and in some cases, the 5th of the month. After that date, we encourage you to log-in to your Owner Portal. Once logged in, choose the Reports Tab and then select the “Owner Portal Report.” You will be able to see if your Tenant has any outstanding balance due from this report.
Probably not. The CDC issued an eviction moratorium for all Tenants impacted by COVID-19. So, if your Tenant can prove that they cannot pay rent due to the impacts of COVID-19, an eviction cannot occur.
We have established a web page for our Tenants which is filled with different social services that may provide rent assistance. As noted above, we will also accept partial payments, waive late fees and offer payment plans for those impacted by COVID-19.
We have heard from some Tenants who may need more time to move out. In these cases, we will execute the proper lease extensions and advise you accordingly.
Yes. Contractors, like Real Estate Professionals, are considered essential workers. Hardware and home improvement stores will remain open as well. While turnaround times may be slower than normal, we fully expect homes to receive make-ready work.
We are handling renewals exactly the same way, including renewal walk-thrus.
Since many Tenants are uncertain during this time, we are not charging the 10% month-to-month premium that’s normally charge.

So far, we have not seen a big dip in the sales market. Should you choose to place your property for sale, we’re happy to assist.
We don’t think so. Competition is still out there, but we feel like there could be opportunities. Interest rates are at historically low levels as well.
Yes. So far, our rental marketing activity has remained solid. Our Rently system provides self-service showings, which has proven to be extremely valuable during this crisis. Keep in mind that real estate is deemed an essential business in Indiana, and those in need of real estate services (Tenants seeking rental homes and Buyers seeking home to buy) are considered essential as well.
