We understand that you entrust us with your investments, and it is our commitment to ensure that the properties we rent meet our minimum requirements. These conditions are the foundation of our goal to offer both landlords and tenants a seamless and secure rental experience.
Condition Requirements:
General:
A bedroom must be no less than 70 square feet for the first occupant and an additional 50 square feet for each additional occupant
A clean and empty home upon move-in for tenants
Working, properly maintained and up-to-code smoke detectors
Changing or re-keying locks between tenants
Clean and maintained interior surfaces:
Carpet should not be older than 7 years old
Paint should be no older than 4 years old and should have no chips or peeling
Interior walls should have no cracks or holes larger than a quarter inch
Windows:
Secure & weather tight
No damage, cracking, or faulty locks
Must have working, non-damaged screens
Doors:
Must have 2 means of egress
Must be able to open, close, and latch without issue
Locks must work and be in good working order
Plumbing:
Water source that is sanitary
Every fixture must have cold and hot water
All drains must properly work
All plumbing components must be in good working order
Electrical:
Permanent with on/off switch lighting fixtures are mandatory in: baths, kitchens, and laundry rooms
All other habitable rooms must have either overhead light or working wall outlet
Must be at least one outlet per habitable room
Ground-fault circuit interrupter (GFCI) protection must be installed in all bathrooms, kitchens, and exterior outlets
Unless an outlet is used for appliances or has a GFCI protection in CANNOT be within six feet of a water source
Equipment
Any equipment in or around property must be properly maintained and run properly
If a tenant is not allowed to access equipment(such as a washer and dryer) it must be removed from the property
Fireplaces
Yearly inspections and cleanings are highly suggested
All fireplaces must be free of defects or other items that make it unsafe
If a fireplace cannot be repaired, it must be disabled and noted in lease that it is decorative only
Heating and Cooling
Properties must have a heat source in every habitable room that can provide up to a 68 degree temperature
If AC is provided, it must be in good working order and properly maintained
Handrails, Porches, and Stairs:
If a staircase has 4 or more risers, a handrail must be installed
All staircases and handrails must follow this building code
Balconies, porches, etc must have a handrail if more than 3 feet higher than adjacent areas
Foundation, Roof, and Walls:
All must be up to code with no leaks
Additional Requirements for Multi-Family Buildings:
Fire Safety Requirements in addition to above:
Provide fire extinguishers in each unit
Provide emergency lighting in halls and common areas
