Security Deposit Policy
At T&H Realty Services, a key part of our property management service is to provide our Owners with the highest degree of protection for their asset. Clearly, obtaining a proper security deposit from your tenant is a key to providing quality property management.
In simple terms, we view security deposits the same way a bank views interest rates: the better qualified the tenant, the lower the security deposit required. For example, if we screen a tenant who boasts a 750 credit score and has an income-to-rent ratio of 20%, we might suggest a security deposit of only half of one month's rent. Highly qualified tenants have a lot of choices, so we try to lure these premium tenants with lower deposits.
However, if we screen a tenant with a 500 credit score and an income-to-rent ratio of 30%, we might suggest a full month's deposit (or more) to offset the inherit risk of the applicant.
While there are no guarantees, our experience shows that by providing a "sliding scale" security deposit system, we serve the interests of both our Owners and Tenants. Ultimately, the amount of security deposit charged is your decision, but we encourage you to adopt our policy to provide better consistency in our marketing efforts.
