Frequently Asked Questions

 

Typically, most people have two basic questions when searching for a Property Management Company: 1. What services do you provide and, 2. What will is cost me?

 

1. What property management services do you provide? 

We provide a full range of professional property management services, including: 

 

a. Pre-Leasing Evaluation: A tremendous feature we offer right after becoming your property manager is an extensive evaluation of your property. Is it ready to rent? Does it have the features that tenants want? Can we make simple changes to increase your rent dollar? Upon completing the review, we will provide you a report and any anticipated costs involved in sprucing up your property. You might be surprised how little it might cost to make your property even more appealing and, as a result, how much more rent you might be able to charge!

 

b. Marketing the Property: No company in Central Indiana markets properties better than we do! We use a variety of marketing efforts, including a massive internet campaign along with traditional advertising methods such as yard signage, Craig's List and the BLC system. Our website alone receives more than 10,000 visitors per month and our full-service marketing plan will expose your property to dozens of National Websites!! 

 

c. Leasing the Property: We take care of all phone calls concerning the property, conduct all showings and handle all aspects of screening tenants thoroughly. When we feel we have a solid prospect, the application is forwarded to you for approval. Clearly, it's in everyone's best interest to find a highly qualified tenant.

 

d. Maintenance: Inevitably, problems will arise (yes, the number one reason tenants call is for toilet issues!) and we're here to handle it. We have highly qualified maintenance technicians that can solve nearly every problem. And during emergency situations, we have a list of terrific contractors to call upon. Rest assured, your asset is in good hands.

 

e. Inspections: We guarantee a walk-thru inspection every six months and will conduct drive-by inspections more frequently. You will receive pictures and reports of these inspections if you would like them.

 

f. Accounting Statements: We offer timely accounting statements each month. Our state-of-the-art software even allows you to log into your account 24 hours a day, 7 days a week to check status of rental payments, view real-time reports about your lease and property and view any outstanding maintenance issues. We can e-mail your statement, fax it or send it through traditional mail. In addition, your funds are electronically distributed into your bank account, creating a truly paperless system. 

 

g. Evictions/Legal Issues: In the event that an eviction is necessary, we are more than capable of handling every aspect of the process, including court appearances and collections.

 

h. Mortgage/Taxes/Insurance Payments: Some people want complete freedom from their property, so we offer this service as well, typically for a small increase in the monthly management fee.

 

2. What are your fees?

There are two basic fees to understand: First, we charge a leasing fee of one month's rent. The fee is paid from the tenant's first month rent, so you do not have to directly pay us for this service. More importantly, we do not earn anything until the lease is signed and the move-in occurs! The leasing fee might seem excessive but, as you may know, leasing a property can be a very time-consuming process, and we must compensate our staff accordingly. Also consider that, in many cases, we pay for ourselves since we typically rent homes very quickly. Rest assured that your property will be marketed and shown by very professional and knowledgeable individuals. We're great at what we do!

 

Also note that we do not charge set-up or marketing fees!

 

Second, we charge a monthly management fee that equates to 10% of the monthly rent (12% if you want us to pay your mortgage, taxes or insurance). As we noted above, our goal is to maximize your rent, so we feel like we pay for this service by simply getting you more rent and/or decreasing the time it takes to rent your property. Vacancies are very costly and our goal is to minimize your time on the market.

There are several ways to start the process. The easiest way is to fill out our brief Owner Application and we'll contact you right away. Or, you can give us a call at 317-255-7767 or e-mail us at info@threaltyinc.com. From there, we can discuss your property further and answer any questions that you might have. If we're a good match, we will review with you and have you sign our Property Management Agreement, which further outlines our services and fee structure.

 

2.  How long have you been in business?

We have over 25 years of combined property management experience on our staff. We have a solid understanding of what tenants want and the best ways to market and maintain your property.

 

3. What other services can you provide?

We consider ourselves a full-service real estate company. Through our affiliation with Century 21 Scheetz and our vast network of investors, we can either help you acquire new rental properties or help you sell your property when the time comes.

 

4. Are you Realtors?

Yes, we are a licensed Brokerage in the state of Indiana. We have legal and ethical responsibilities to serve your best interests. Being a Brokerage gives us great access to market your property for rent via the BLC and, later for sale, if you choose.

 

5. Can you just help me lease my property, but not manage it?

We do have a specialized leasing program for those who want to take advantage of our marketing but ultimately want to manage their property. Call us for details. 

 

6. What other affiliations do you have?

In addition to being members of the Metropolitan Indianapolis Board of Realtors (MIBOR), we are members of the Better Business Bureau and National Association of Residential Property Managers (NARPM)
