How a Professional Property Manager handles evictions
Nearly all prospective Owners who call our office in search of property management ask the same question: "What happens if my tenant doesn't pay rent?" It's a good question and one that requires some basic knowledge of Indiana Landlord-Tenant law, and some first-hand experience, to answer.
First, understand that we RARELY evict tenants that we place. As a professional property management company, we've instituted a rigorous screening process to ensure we place a highly qualified tenant into your property. However, circumstances change quickly, especially in this economy, and it's important to have a professional take charge when issues arise. Our highest percentage of evictions comes from tenants we "inherit" from Owners or other property management companies who failed to institute solid screening practices.
Second, evicting tenants for non-payment of rent in the Indianapolis area isn't a time-consuming, or necessarily expensive, process. Typically, within 30 days the tenant is out of the property and the home is back on the market for rent, assuming no major physical damage to the property. By far, the most expensive part of any eviction is the lost rent.
