Tips to Get Your Property Rent-Ready

 

So, you've decided to convert your current residence into an income-generating rental property. Great! T&H Realty Services is here to help you market and manage your property. If this is your first time getting a property ready to rent, there are some things that you can do to make this transition easier, faster, less-costly, and get your property into the hands of a reliable tenant sooner. You can be prepared by correcting the most commonly overlooked potential issues faced by homeowners before your showings begin.

Window Screens: Window screens are very easy to overlook, and may never have been installed. Replace missing window screens as needed, or they will likely become an issue with future tenants at some point.

Garbage Pick-Up: Some cities include garbage pick-up as part of the bundle of services provided by property taxes, but many smaller suburbs do not. If applicable, responsibility for garbage pick-up fees will need to be included in your lease document.

Dryer Hook-Up: Most renters across the country who already have laundry equipment have an electric dryer. If laundry hook-ups are marketed with your property, make sure that a 220-volt outlet is in place for an electric dryer. Some homes only have a gas connection, which does not accommodate most renters' dryers. One option for dealing with a gas-only hook-up is for the owner to leave or provide a gas dryer for the incoming tenants, because installing a 220-volt outlet can be quite expensive, especially if the electrical service is inadequate.

Occupancy Rules and Regulations: Does your property have these? Occupancy rules and regulations are most common in condominium communities, but do occur in certain subdivisions and smaller city developments.  Any restrictions need to be included in your lease document and should be provided to your property manager.

Punch-List Items: One of the expenses of getting a property market-ready is a list of items called a punch-list. These are multiple, simple, and small jobs that can easily be completed by a homeowner at his/her convenience in advance. Consider the possible need for the following: towel bars, toilet paper holders, bathroom mirrors, dryer vent, window treatments, mailbox, and information on warranties of all appliances. Managing these tasks beforehand, or consulting with your property management team to complete these and similar tasks, will prevent a punch list inevitably being presented to the property manager from the new occupant, saving you money in the long run.
