Property Management is all about communication
I read a statistic earlier this week that 83% of property investors (landlords) own just one property and that, in nearly every case, that rental property is their single biggest asset apart from their personal residence.
A reoccurring theme in our staff meetings is that "We don't manage widgets." Translation: We are entrusted to manage one of the largest assets our customer's own. Property Management is serious business and we treat it that way.
There's no question that communication is the key to successful property management. It's also evident that every Owner is a little different. It might sound strange, but some of our Owners don't really want us to call them. They hired us to manage their property and want to be left alone. As long as they receive their monthly draw and statements, they're perfectly happy. On the other hand, some Owners are very in tune with every maintenance request and contact us often "just to check in."
Nothing can take the place of a frank, face-to-face conversation to discuss issues. However, our Owners literally span the globe... we have customers throughout the United States, Japan and Great Britain. So, face-to-face conversations and even phone conversations, due to time zone issues, are nearly impossible.
To compensate, we utilize Owner Portals through our website, which allow Owners to stay in touch from thousands of miles away. Through their individual Portals, our Owners have access to all their monthly statements, can see all the details about their lease and even engage in "Conversations" with our management team. The Portals clearly give our customers 24/7 access into their accounts without having to make a phone call or send an e-mail with questions.
